Find beauty
before
everyone
else does.

Nine territories being explored, searched for, imagined, and built. Each one honest to its place. Each one passing four filters before anything else.

01  ·  Colheita 02  ·  Grandola 03  ·  Lanzarote 04  ·  Morocco 05  ·  Puglia 06  ·  Mani 07  ·  Azores 08  ·  Alentejo 09  ·  The Yacht
01
Portugal  ·  Vicentine Coast

Colheita

Aljezur  ·  Western Algarve  ·  Ten minutes to surf

A single vintage, aged on the hillside.

Colheita
The first territory
Twelve hectares of schist hillside on Portugal's Vicentine Coast. Cork oaks, olives, vines, and figs. Guest studios cut into the slope. An open-air timber pavilion on the ridge.

The land is in development. The vineyard is being planned. Site visit April 2026.

Active development  ·  April 2026
Vineyard
The vineyard
Eight hundred bottles per vintage beginning Year 5. Cork harvest beginning Year 25.

Guests will drink the vintage of the year they first came. The wine is a colheita of a place becoming itself.

"The eucalyptus pays for the planting. The planting pays for the studios. The studios pay for the wine. The wine pays for the cork oaks. The cork oaks pay for nothing — they are the point."
02
Portugal  ·  Alentejo Coast

Serra de Grandola

Comporta surrounds  ·  Ninety minutes from Lisbon

Europe's most coveted rural coast — before the prices fully arrive.

Serra de Grandola
The search
Cork oak forest, umbrella pine, the Melides lagoon in the distance. The Amaria comparable confirms the ceiling.

The search is active. The criteria are precise.

Being searched for
03
Spain  ·  Canary Islands

Lanzarote

Year-round sun  ·  UNESCO Biosphere Reserve

Nothing looks like this anywhere on earth. The protection is the asset.

Lanzarote
The concept
A traditional Canarian finca in Haria or Teguise. Volcanic floors, whitewash, courtyard pool. Malvasia wine from La Geria.

Year-round occupancy is the structural advantage. It will always look like this.

Being searched for
04
Morocco  ·  Atlas Foothills

Marrakech

Ourika Road  ·  Thirty minutes from the medina

Pink pise walls rising from red earth. One hour from Lisbon. Another world entirely.

Marrakech
The concept
A rural kasbah on the Ourika Road. Five suites around a courtyard fountain. A hammam. A roof terrace with Atlas views.

Guests fly Lisbon to Marrakech in one hour. The most sensory landscape accessible from Europe.

Concept stage
05
Italy  ·  Valle d'Itria

Puglia

Trulli country  ·  Ancient olive groves  ·  Adriatic twenty minutes east

The table under these trees has always been set.

Puglia
The concept
A four-cone trullo complex restored with absolute material authenticity. Stone floors, whitewash, vaulted limestone ceilings.

Authentic trulli are genuinely finite. The most photogenic agricultural landscape in Europe.

Concept stage
06
Greece  ·  Peloponnese

Mani

Two seas visible  ·  Tower houses  ·  Kardamyli

Found before it was found. That matters.

Mani
The concept
A restored Maniot tower house above Kardamyli. Three storeys of grey stone, a roof terrace between the Taygetos and the Messenian Gulf.

Patrick Leigh Fermor's landscape unchanged. The most undervalued territory in the portfolio.

Concept stage
07
Portugal  ·  Mid-Atlantic

The Azores

Sao Miguel  ·  Geothermal springs  ·  UNESCO vineyards

The earth here is still working. That is the entire concept.

The Azores
The concept
A traditional black basalt quinta near Furnas, Sao Miguel. Mineral pools at 40 degrees. The earth is the heater.

A thermal survey is required before any commitment. The window is open.

Forming  ·  Survey required
08
Portugal  ·  Interior

Alentejo Interior

Monsaraz  ·  Alqueva Dark Sky Reserve  ·  First acquisition

Wood-fired sauna. Stone cold plunge. The Milky Way from horizon to horizon. 286 clear nights per year.

Alentejo Interior
The first brick
A traditional monte near Monsaraz. Restored to three suites. Wood-fired cedar sauna with cork bark exterior. Stone cold plunge fed by borehole water. Heated stone terrace at midnight under the darkest sky in Western Europe.

The Alqueva Dark Sky Reserve — the world's first UNESCO-backed Starlight Tourism Destination — extends the season into every month of the year. The search is active.

Portugal  ·  Cascais

The Yacht

Cascais  ·  The Tagus  ·  Arrabida  ·  Eventually the Azores

"Come sailing Saturday — we anchor off Arrabida for lunch." There is no more powerful invitation in Portugal.

Lisbon sunset
The honest concept
Not a charter business. A 44-49ft sloop in Cascais marina. Teak, linen, copper. Restored to AQ Living standard.

The Arrabida coast south of Cascais may be the most beautiful coastline in continental Europe accessible from a major city. Turquoise water, white limestone cliffs, coves reachable only by boat.

Year 3  ·  Funded by first property refi
The four filters applied honestly
Compounds financially — Fails. Depreciating asset. The portfolio funds this.
Genuinely beautiful — Passes. A 45ft sloop off Arrabida at golden hour is one of the most beautiful experiences accessible from Lisbon.
Creates the life — Passes hard. Learning to sail is transformative. The Tagus at golden hour. The Azores passage eventually.
Draws extraordinary people — Passes hard. There is no more powerful invitation in Lisbon.

"The yacht is not an investment. It is the reward for getting the investments right."
