Before AQ Living had a name, the approach was already producing results. Three properties. Two exits. One active development. The same instinct applied each time.

The thesis

Every property in this portfolio was acquired with the same instinct: find what makes this specific place unrepeatable, then build exactly that and nothing else. Not the market. Not the comparables. The place itself.

The results speak to the financial case. The methodology speaks to something beyond it — a repeatable approach to value creation through specificity, taste, and the discipline to execute without compromise.

AQ Living is this methodology, named and intentional, applied across nine territories designed from the first principles rather than assembled retroactively.

A historic 1800s building at the base of the slopes. The outside brought in — interior brick walls matching the exterior stonework of the building itself. A record player on a reclaimed shelf, stocked with every band that had ever played at the venue next door.

The place became specific in a way that made it unrepeatable. That specificity is what drove both occupancy and the appreciation in value. Served on the HOA board. Understood the asset at every level.

Twelve hectares of schist hillside on Portugal's Vicentine Coast. Cork oaks, olives, vines, figs. Guest studios cut into the slope. A timber pavilion on the ridge. Eight hundred bottles per vintage beginning Year 5.

The first AQ Living property built from first principles rather than found opportunity. The previous properties proved the instinct. This one proves the system.
